Understand the likely pathway before committing to plans

A desktop assessment of the supplied address, recorded property information and proposed project. It identifies evidence, unresolved conditions and recommended next steps; it is not council approval or final design certification.

The $149 fee may be credited towards an eligible PIM-Ready Pack under the current written credit terms.

What the report covers

Building pathway

A structured review of the supplied information against the principal Schedule 1A questions, with conditions that still require design or professional confirmation.

Planning pathway

Recorded zone, selected overlays and the national and local planning matters identified for further checking.

Property constraints

Available title, hazard, access, ground and service information within the stated desktop scope.

Action list

A plain-language result showing what appears supported, what remains uncertain and who should confirm each unresolved matter.

How the assessment is prepared

The report should identify the address and legal property assessed, the supplied proposal, sources and dates used, material assumptions, unresolved conflicts and the professional scope of the person preparing or reviewing it.

The conclusion applies only to that recorded information and proposal. A later map, title, service or design change can require the assessment to be revisited.

What it does not replace

Council decisions

The report is not a building consent, resource consent, PIM, permitted-activity certificate or council approval.

Final design work

It does not certify Building Code compliance or replace architectural, engineering, surveying or other required design work.

Physical investigations

It does not replace a survey, geotechnical investigation, service test, contamination assessment or other physical inspection.

Network reservations

It does not reserve capacity or fix council, network, development-contribution or construction costs.

Delivery, revisions and the fee credit

The confirmed service terms should state when the delivery period begins, what customer information is required, how questions or corrected source information are handled, and when a revised assessment requires a new fee.

The fee-credit terms should identify the credited amount, GST treatment, eligible PIM-Ready Pack, expiry and redemption method before purchase.
