A performance standard, not one recipe

The Building Code describes the outcomes a building must achieve for matters such as structure, durability, fire safety, access, moisture, services and energy efficiency. It applies to all building work, whether or not a building consent is required.

Designers can show compliance through Acceptable Solutions, Verification Methods or a properly evidenced Alternative Solution. A product is not “Code compliant” in isolation; it must suit the design, site, intended use and installation.

Why the exemption needs a strong record

On a Schedule 1A project, the council has not approved a building-consent application or carried out the usual consent inspections. The owner, designer and licensed building professionals need clear records of what was designed, what was built and how compliance was established.

Ask how compliance is being shown

Ask which Code clauses and compliance pathways matter for the plan, what evidence you will receive at completion and who checks any product or design change. Competent people, a compliant design, correct construction and complete records all matter.
